The Cove is located on the end of  Soi 18/1 Naklua Rd. The developer owned there 70rai of land (about 112,000 sqm), so the construction of condominium is just the beginning of huge project there.

Construction The Cove

Rachatee condotel and Spa

Rachatee condotel is 12 floor building with 205 units, located on Soi 25 Naklua Rd., North Pattaya. It`s about 50 meters far from main road and about 600 meter far from Wongamat Beach.

Exterior

Main building is 11 years old, and was originally developed as Golden Pattaya Condominium. In 2003  Rachatee Group took over the condominium and made renovation to euro standard.

Entrance

There are pleasant communal facilities, like big swimming pool, gym, SPA-salon, covered parking etc. Condotel is well manage and popular with rentals, so the owners can get about 8% annual return – that pretty good, especially for somebody who looking for a small investment.

Units range:  there are variety of units size from 25 sqm (studio unit)  to 96 sqm (two bedroom apartment).

The prices for studio start from 790,000 Thai Baht (for small studio with city view). Condos with sea view (a little bit sea view) can be get for 1,2 mln Thai Baht.

Prices for rent start 11,000 Thai Baht per month and I think it`s possible to find even cheaper for long term.

Summary – Rachatee Condotel is  valuable for small money condominium with convenience location and variety amenities.

Wongamat Garden Beach Resort Condiminium

Wongamat Garden Beach Resort Condominium is located in North Pattaya Soi 16 Naklua Rd.,

The building is more that 10 years old, but still looks ok, if you don`t mind about “grey urban” design.

There are standard communal facilities, like swimming pool, fitness-room, 24-hour security and key-cards.

Near Beach Residence

“Near the Beach Condominium” is low-rise project, located in Soi 17 Naklua Rd., about 50 meter from road with public transportation and about 800 meter from pleasant Wongamat beach. The condominium have convenient location, near shops, offices, school and famous Bangkok-Pattaya Hospital.Exterior
This is only 5-storeys building with 59 apartments. Communal facilities are:  swimming pool with sun deck, covered parking  and separate building with restaurant/bar and roof terrace.

There are 24 hour security with CCTV and key-card access to the building.

The construction is finishing now, and first owners are moving-in.  Still a lot of units are available for sell, also new buyers can have generous payment plan – with 6 month installments.

Parking

Units range:  studio 31 sqm – prices from 999,000 Thai Baht, two bedroom apartment 63 sqm (developer call it Deluxe) – prices from 1,9 mln Thai Baht and corner two bedroom apartment 66 sqm (with 4 balconies!!!) – prices from 2,2 mln Thai Baht.

None of units can have sea view, the best condos facing to the pool. There are some apartments on the first floor with private access to the pool

Studio apartment

. Developer – unknown company.  To my mind, the condominium was created for thais, small units, not the best quality of construction and finishing and reasonable price. But I can say that I like this project, for somebody with small budget it can be ideal solution. And it is new and ready to move in.

Prices and construction update

The project is build rapidly, which pleases. Before the end of construction low-rise buildings  (Heaven, Trees, and  Isle) is 4 months and before the end of construction  other two (Crest and Garden) – 8 months. Near the low buildings have already begun construction of swimming pools. Inside the building are actively working on finishing.

The developer  has made the ordinary hanging of prices by an average of 4000-8000 baht per square meter.

Wongamat Privacy Condominium – units range

The first two buildings (A and B) have only studio units, actually they are open-space units with large balcony. Ordinal units are 78 sqm and corner units – 90 and 116 sqm. The owners can build themselves as many bedrooms as they want, but it`s not so easy to create even one bright bedroom, because windows are located directly in front of the entrance of apartment. In this two buildings all condos facing outside from the pool, because they located from only one side of corridor. Apartments in A have view to the Soi 16/1 and apartments in B have view to the empty plot of land near by.

The prices are start from 3,3 mln Thai baht for 78 sqm apartment.. Sales in building B sales were not successful, so foreigner quota from developer are still available.

The designers improve layout for next two buildings C and D. First of all the layout of apartments has become more square (so more useful) and units are located on both sides of corridor, some of them have partly sea view. One bedroom condos with area from 68 to 82 sqm cost from 3,3 mln Thai baht and two bedroom apartments with area 82-123 sqm cost from 4 mln Thai baht.

All units in buildings D and C come from developer with fitted bathroom, build-in kitchen, tile floor and gypsum ceiling – all of materials are not the best quality. Within regular promotions, buyers can get aircon and water heater for free.

Sinking fund is 500 THB per sqm (one time payment) and maintenance fee is 20 THB per sqm per month (payment for the year ahead).

Wongamat Privacy Condominium

Wongamat Privacy Condominium is large project with four residential buildings surrounding swimming pool with jacuzzi and sun deck. Each building consist of seven floors with covered parking on the ground level.

Separate administration building have lobby, restaurant, massage salon, condominium office and service apartments. On the front of administration building located tennis court with covered parking.

Condominium located on Soi 16/2 Naklua Rd., 400 m from Wongamat beach and about 500 m from main road. Developer Royal Hill Co., Ltd – The Shining Star Group.

The construction of the project already finished and the process of issuing chanotes for units started.

AD Condominium Wongamat

High-rise building with 35 floor, will be located in North Pattaya, Soi 16 Naklua Rd, 800 m from Wongamat beach.

Developer – A.D. Houses Co., Ltd

Project was launched in the beginning of 2008, the construction was start in the beginning of 2009. Developer  take about 3 year to build high-rise building and finish condominium area.

Building

There are not so many communal facilities, two small swimming pools near the building, separate room with fitness and gym. On the ground floor near lobby, will be  few shops, where owners maybe set-up  mini-mart, laundry shop and some another convenient business.  Interesting idea was to build on the top helicopter spot – nobody knows what for.

The developer announce this project as “luxury” and “with highest standard of living”. But is will be fair to call this project – middle range condominium close to thai standard of living. Developer is well experienced with poorly quality project, which are normal manage, but nothing close to luxury. So I don`t believe that they change standard of construction in new project, especially for the prices the AD Wongamat offers.

Unit range: studio 28,5 sqm facing to the sea, prices start 1,3 mln Thai Baht; one bedroom condo 58 sqm with city view – from 2,7 mln Thai baht; one bedroom 72 sqm with sea view (central location on the floor) – from 3,4 mln Thai baht and one bedroom corner  apartment with sea view 75 sqm – from 3,6 mln Thai baht.

The building facing to the sea, but nobody can guarantee sea view.

Buyers should be aware, that units from developer will be “empty shell”, so mean without build-in kitchen and aircons.

NorthPoint – units range

The huge range of units in NorthPoint with total 377 sea-view units, 163 in South Tower and 214 in North Tower.

One bedroom apartment: 65-83 sqm in both towers. Prices start from 8,3 mln Thai Bah

Two bedroom condo: 101-107 sqm with prices from 9,9 mln Thai baht – in both towers.

Three bedroom unit: 125-146 sqm with prices from 15,9 mln Thai baht -in both towers

Three bedroom duplex: 174-178 sqm – from 20 mln Thai baht – only in North Tower.

Four bedroom duplex: 215-220 sqm – from 27 mln Thai baht – only in North Tower.

AD Condominium

New low-rise condominium AD Condominium was finished in the end of 2008. Located on Soi 16/1 Naklua Rd., about 400 meters from the Wongamat beach. To be honest, location is not perfect – in the middle of small soi, about 500 far from main road where mini-mart and restaurants could be find. Exterior The area around is not developed, so nobody can be sure what will be there in future. At the present time opposite main entrance of condo is located temporary houses for workers,there is huge construction of luxury hotel near by, but it should be finished by the end of 2009.
Developer AD Houses Co., Ltd – thai owned company, built cottages village and now doing the construction of high-rise AD Wongamat Condominium.

Swimming pool
The quality of construction and finishing in AD Condominium can be called “middle”. All units from developer came with tile floor, painted walls and fitted bathroom. For gypsum ceiling with lights, developer charged extra payment.
Units range: studio 31-38 sqm (prices on pre-sale was about 800,000 Thai baht) – prices from 1,2 mln Thai baht (empty shell); one bedroom apartments – corner units 72-78 sqm -from 2,8 mln Thai baht.
Finished and fully furnishes and decorated apartments cost from 1,5 mln Thai baht for studio and from 4 mln Thai baht for
1-bedroom condo.
There are few amenities in the condo, like swimming pool, covered parking, few offices on the ground floor (maybe in future some offices will become a mini-mart or laundry), security guards (I have no idea how they are qualified) and two elevators.
