Ananya Beachfront Condominium

The first project from Ananya Properties Group. Low-rise condominium located in Naklua, Soi 4 Naklua Rd, far away from noisy city. It`s really beach-front, but beach and sea there are not usable. There are four 5-storey buildings with free-shape swimming pool on-front.

The project was one of the first luxury and private condominium. Quality construction and finishig. Condo is private and secuire, managment doing their job well.

The project was launched in 2005, and finished in 2007. Project provide a lot of useful features for owners, like finger-print access, fast and silent elevators, and other services.

Ananya Beachfront is popular with foreigners and rich thai. Near the condo located famous sea-food thai restaurant Mum Aroy. The restaurant provide good variety of dishes, and have good reputation in ex-pat community.

All units are large, minimum area is 128 sqm. Penthouse`s area is  about 300 sqm and more 300 sqm  available as roof-top terrace. (Price is about 36 mln Thai baht).

The Cove is located on the end of  Soi 18/1 Naklua Rd. The developer owned there 70rai of land (about 112,000 sqm), so the construction of condominium is just the beginning of huge project there.

Rachatee condotel and Spa

Rachatee condotel is 12 floor building with 205 units, located on Soi 25 Naklua Rd., North Pattaya. It`s about 50 meters far from main road and about 600 meter far from Wongamat Beach.

Exterior

Main building is 11 years old, and was originally developed as Golden Pattaya Condominium. In 2003  Rachatee Group took over the condominium and made renovation to euro standard.

Entrance

There are pleasant communal facilities, like big swimming pool, gym, SPA-salon, covered parking etc. Condotel is well manage and popular with rentals, so the owners can get about 8% annual return – that pretty good, especially for somebody who looking for a small investment.

Units range:  there are variety of units size from 25 sqm (studio unit)  to 96 sqm (two bedroom apartment).

The prices for studio start from 790,000 Thai Baht (for small studio with city view). Condos with sea view (a little bit sea view) can be get for 1,2 mln Thai Baht.

Prices for rent start 11,000 Thai Baht per month and I think it`s possible to find even cheaper for long term.

Summary – Rachatee Condotel is  valuable for small money condominium with convenience location and variety amenities.

Wongamat Privacy Condominium

Wongamat Privacy Condominium is large project with four residential buildings surrounding swimming pool with jacuzzi and sun deck. Each building consist of seven floors with covered parking on the ground level.

Separate administration building have lobby, restaurant, massage salon, condominium office and service apartments. On the front of administration building located tennis court with covered parking.

Condominium located on Soi 16/2 Naklua Rd., 400 m from Wongamat beach and about 500 m from main road. Developer Royal Hill Co., Ltd – The Shining Star Group.

The construction of the project already finished and the process of issuing chanotes for units started.

AD Condominium Wongamat

High-rise building with 35 floor, will be located in North Pattaya, Soi 16 Naklua Rd, 800 m from Wongamat beach.

Developer – A.D. Houses Co., Ltd

Project was launched in the beginning of 2008, the construction was start in the beginning of 2009. Developer  take about 3 year to build high-rise building and finish condominium area.

Building

There are not so many communal facilities, two small swimming pools near the building, separate room with fitness and gym. On the ground floor near lobby, will be  few shops, where owners maybe set-up  mini-mart, laundry shop and some another convenient business.  Interesting idea was to build on the top helicopter spot – nobody knows what for.

The developer announce this project as “luxury” and “with highest standard of living”. But is will be fair to call this project – middle range condominium close to thai standard of living. Developer is well experienced with poorly quality project, which are normal manage, but nothing close to luxury. So I don`t believe that they change standard of construction in new project, especially for the prices the AD Wongamat offers.

Unit range: studio 28,5 sqm facing to the sea, prices start 1,3 mln Thai Baht; one bedroom condo 58 sqm with city view – from 2,7 mln Thai baht; one bedroom 72 sqm with sea view (central location on the floor) – from 3,4 mln Thai baht and one bedroom corner  apartment with sea view 75 sqm – from 3,6 mln Thai baht.

The building facing to the sea, but nobody can guarantee sea view.

Buyers should be aware, that units from developer will be “empty shell”, so mean without build-in kitchen and aircons.

NorthPoint Pattaya

The well-known developer – Raimon Land, was launched Northpoint in 2006. The project has been announced as the most luxury condominium in Pattaya. Two high rise towers now under construction on prime beachfront location -  Soi 18 Naklua Rd., North Pattaya. Total project area is 12 rai, where will be two residential buldings (South Tower and North Tower), car-parking with tennis court and huge tropical garden with few swimming pools.

Construction of the Northpoint was doing well and fast, but since april 2009 the progress was slowdown. Hope this is  temporarily problems and developer will finish condo in time.

Park Beach Condominium

High-rise building of 34 storeys was built in 1991. Condominium located in a truly prestigious location on Soi 16 Naklua Rd with private access to Wongamat Beach.
Exterior

The first floor has a large atrium with tropical garden, a cool lobby, convenient mini-mart, coffee shop with a laundry room and several offices. Near the beach entrance there is a large swimming pool with children’s pool. The small gym is located on the second floor.
Gym

Most units have a sea view, unfortunately, the new buildings nearby closed views to the sea for some apartments.

Condo is very popular among wealthy Thais and foreigners.

Swimming pool Park Beach Condominium is managed well, the last renovation was done in early 2009.
The condo is safe and secure, on-site guards on the entrance and in the lobby. I never heard about thefts or another crime in Park Beach Condominium.

Units range: studio 55 sq m – prices are around 3.2 million Thai baht, one-bedroom – 83 sq.m. (prices from 6 million Thai baht), two-bedroom – 110 sq m (from 9.5 million baht) and three-bedroom units – 174 square meters (about 17 million Thai baht).

It is not so easy to find an apartment for rent, especially in the short term, and in the high season, but the prices are acceptable – studio worth 20,000 THB per month and two bedrooms ~ 35,000 THB a month.

I copies this truly brilliant description from developer`s website http://www.laguna-heights.com/. The project is stunning and gorgeous, and the developer work hard. To be honest, location is not beach-front, there is about 100 meter to the beach with private house in front, but the beach is simply beautiful – spacious and not so busy. Good point, is that Laguna Heights has direct road to the beach. Showroom was made well, interesting design and ideas with OK quality. The project had a good sales in the begin, so they should have enough money do not stop.

Ananya Beachfront Condominium Phase 3 and 4

Modern and high quality resort style condominium consists of two buildings:  Phase  3 (closest to the sea and facing sideways to the beach) with only 6 floors; and Phase 4 with 8 floors.  In front of Phase 3 there is stunning swimming pool with sun terrace. In both buildings there are underground  parking, surveillance cameras, high speed elevators (two for every building).  On the first floor Phase 4 located condominium office and reception desk.   Developer now finishing beachfront restaurant and bar with pool. All units in Phase 3 have sea view, units of the ground floor have private access to the pool.  In Phase 4 some units with sea view and others with city view.

On the first floor Phase 4 there are only three units with private pool – of course the most expensive one, but they are look gorgeous. Sitting on balcony you can see only pools  reaching up to the sea – very beautiful.  Note, that balcony and pool area included to living area.
