The Cove condominium – units range, payment term etc

Whole building can be divide to North Side (views to Wongamat beach) and South Side (views to Pattaya beach). For both sides prices are different. Prices per sqm start from 137,500 Thai baht (units on the 1st floor) to 230,000 Thai baht (on highest 16 floor).

Living room

The cheapest unit can be purchased at a present time (june 2009) cost 12,6 mln Thai baht for 92 sqm one bedroom apartment on 2nd floor. The most expensive condo cost 130 mln Thai baht for duplex penthouse, with total area 565 sqm.

Main features of units finishing are:

  • high ceiling in all living areas – approx. 3 meter heigh
  • solid maka wood flooring in living/living areas and bedrooms
  • premium quality imported ceramic tiles for walls and floors in bathrooms and for flooring entrance foyer
  • premium quality sanitary fixtures and fittings by Mogen (or equivalent)
  • fully furnished kitchen by SCHIFFINI with 4 burners electric stove, exhaust hood and sink are included. Kitchen appliances: electric oven, dishwasher and refrigerator available on request.
  • ceramic tile flooring on balcony
  • clear glass balcony railing

Payment terms:

  • Deposit/ reservation fee – 150,000 Thai baht
  • Signing contract – 10% of total selling price (minus deposit)
  • monthly installments – 24% of total selling price
  • balance – on transfer date

Bedroom

The sales was good in 2008 – all small units were sold out quickly. Quota for foreigners still available.

AD Condominium

New low-rise condominium AD Condominium was finished in the end of 2008. Located on Soi 16/1 Naklua Rd., about 400 meters from the Wongamat beach. To be honest, location is not perfect – in the middle of small soi, about 500 far from main road where mini-mart and restaurants could be find. Exterior The area around is not developed, so nobody can be sure what will be there in future. At the present time opposite main entrance of condo is located temporary houses for workers,there is huge construction of luxury hotel near by, but it should be finished by the end of 2009.
Developer AD Houses Co., Ltd – thai owned company, built cottages village and now doing the construction of high-rise AD Wongamat Condominium.

Swimming pool
The quality of construction and finishing in AD Condominium can be called “middle”. All units from developer came with tile floor, painted walls and fitted bathroom. For gypsum ceiling with lights, developer charged extra payment.
Units range: studio 31-38 sqm (prices on pre-sale was about 800,000 Thai baht) – prices from 1,2 mln Thai baht (empty shell); one bedroom apartments – corner units 72-78 sqm -from 2,8 mln Thai baht.
Finished and fully furnishes and decorated apartments cost from 1,5 mln Thai baht for studio and from 4 mln Thai baht for
1-bedroom condo.
There are few amenities in the condo, like swimming pool, covered parking, few offices on the ground floor (maybe in future some offices will become a mini-mart or laundry), security guards (I have no idea how they are qualified) and two elevators.

Laguna Heights – units range and maintenance fees

There are different kind of units in Laguna Heights long beach condominium.

Studio 27-44 sqm – all of them was sold out during pre-sale.

Living room

Two bedroom apartment with outside view 67-95 sqm – with prices from 5,9 mln Thai Baht. Two bedrom apartment facing the sea (front units) 113-159 sqm with prices from 10 mln Thai Baht. The buyers should be aware that real sea view will start from 3rd floor, because of private house in front of the building. Apartments on the first floor will have private garden.

Three bedroom apartment with city view (looking to the Soi 16) 114-120 sqm with prices from 10 mln Thai Baht.

All units will come from developer with european kitchen, designer style bathroom, A/C and build in wardrobes. The quality of materials is good, they was presented in showroom. The developer used some modern features in the project, like free-space glass doors between living area and bedroom. From-the-floor bath-tube made of marble , glass sliding door for balcony.

Kitchen

Designers tried to create bright rooms with usable space.

Maintenance fee will be 40 THB per sqm (per month). Sinking fund – 600 THB per sqm (one time payment).
